Step 2: Pre-Approval for Financing

Unless you are a cash buyer, you will need to get pre-approved for a loan. This is important to determining a solid budget and to strengthen offers, especially in competing markets. This will also get us a list of monthly payment ranges, down payment options & closing costs. I will connect you with a trusted lender to help you get a pre-approval letter.

Step 3: Home Search

I will create you a custom MLS search, so you can see every available home in the area that fits your needs. MLS searches offers more opportunity as you may find off-market and coming soon listings. The goal is to find a list of qualified homes.

Step 4: Home Tours

Once we’ve identified homes that match your criteria, we’ll schedule private showings so you can explore them in person. During each tour, I’ll help you evaluate the property beyond just the surface—looking at condition, layout, neighborhood, and potential resale value. My goal is to make sure you feel confident about how each home fits your needs and long-term goals.

Step 5: The Offer Strategy

When you find the right home, I’ll help you craft a strong and competitive offer. Together we’ll review pricing, market conditions, and terms such as contingencies, earnest money, and timelines. I’ll guide you through the negotiation process and work to position your offer in the best possible way to help you secure the property.

Step 6: Contract To Close

Once your offer is accepted, I’ll manage the entire transaction from contract to closing. This includes coordinating inspections, the appraisal, the lender, and the title company while keeping everything on track. I’ll also help you review inspection results and negotiate any necessary repairs so the process stays smooth and stress-free.

Step 7: Final Walk-through

Before closing, we’ll do a final walk-through of the property to make sure everything is in the agreed-upon condition. This is your opportunity to confirm that any negotiated repairs were completed and that the home is ready for you. It’s an important final check before you officially take ownership.
